Prospective Buyers Beware: My Experience with Copper Grove HOA
Copper Grove HOA: 9.5 Years of Decline, High Dues, and Zero Accountability As a resident of Copper Grove for 9.5 years and someone who has served on the HOA board twice, I feel uniquely qualified to speak about the direction of this community. I served a total of about 5.5 years on the board of my previous neighborhood and was elected to the Copper Grove board twice. In fact, the second time I wasn't even a candidate. Homeowners encouraged me to serve because they wanted someone willing to address the growing issues in the neighborhood. Unfortunately, I ultimately resigned both times due to mounting frustrations and disagreements over the direction of the association. In my opinion, Copper Grove has steadily declined since I moved here. Some of the most visible issues include: Perimeter fences that are rotting, damaged, and in some areas literally falling down. Common areas that are poorly maintained. Large sections of dead grass and bare dirt throughout the neighborhood. Oversized structures and buildings being erected in backyards that are in violation of the CCR's. A gated community with gates that are more than 25 years old and frequently malfunction, leaving residents dealing with constant access issues. What makes these problems particularly frustrating is the cost. HOA dues are approaching $1,200 per year, yet residents receive no neighborhood security and continue to watch community assets deteriorate. Even more concerning is the board's willingness to adopt new CCRs and restrictions without seeking meaningful member approval or homeowner input. Rather than focusing on maintaining community assets and property values, the association appears increasingly focused on expanding its authority. Copper Grove has become what many homeowners think of when they picture a poorly run HOA: high assessments, deteriorating infrastructure, excessive control, and little accountability. If you are considering buying a home here, I strongly encourage you to review the HOA's financials, governing documents, reserve funding, maintenance history, and recent board actions before making a decision. Rating: 1/5 Stars Would I choose this HOA again? Absolutely not.
